Peyton is on the eastern edge of Colorado Springs Colorado properties. Some of the homes are in the trees of Black Forest, but most of them are out in open space with rolling hills and the plains. Peyton houses have at least 5 acre of land. The farther out east you go, the less expensive the acreage. This area is surrounded by Black Forest and Calhan.

It is not uncommon to see modular homes in the area mixed in with wood frame homes. Houses have a well and septic tank and some may require propane tanks for gas. The newer subdivisions may have covenants, but older homes usually do not. Lots are zoned for horses and other animals depending on the well permit type and the water rules. Many of the properties outside of the trees have views of Pikes Peak. Children may attend Peyton school district, Calhan, or district 49 depending on where the house is located.
